Tenant – FleetPride, Inc.

FleetPride operates over 262 locations in 45 states and carries over 400 nationally-recognized brands. In addition, FleetPride offers in-house remanufactured products such as brake shoes and driveline components. Term Remaining – Current Term expires on July 31, 2028

Rate – Current Base Rent is $9,741.89 per month through July 2023 with 2% annual increases thereafter for the remainder of the term.

Lease Structure – Lease is structured on a NNN basis; where Landlord is responsible for structural components of the building. Tenant is responsible for all other maintenance items, provides replacement insurance coverage on the property, and reimburses Landlord yearly for taxes.
