Rate – Current Base Rent is $4,208 per month through January 2020 with 3% increases every two years thereafter.

Lease Structure – Lease is structured on a NNN basis; where Landlord is responsible for roof, slab, exterior walls, and structural components of building as well as parking areas and walks. Tenant reimburses Landlord monthly for taxes, insurance and common area maintenance and is responsible for all other maintenance items directly.

Rate – Current Base Rent is $3,200 per month through August 2020 with increases thereafter.

Lease Structure – Lease is structured on a NNN basis; where Landlord is responsible for roof, slab, exterior walls, and structural components of building as well as parking areas and walks and HVAC replacement. Tenant reimburses Landlord monthly for taxes, insurance and common area maintenance and is responsible for all other maintenance items directly.

Renewal Options - Tenant has an option to renew for 2 additional terms, each for an additional 5 years. Base Monthly Rent will be increased by 10% each term.
