Rate – Current Base Rent is $2,625 per month through March 2023 with an approximately 5% increase in April 2024.
Term Remaining – Primary Term expires on March 31, 2026.
Renewal Options – Tenant has 2 renewal terms for 3 additional years each.
Lease Structure – Lease is structured on a Modified Net basis where Landlord is responsible for roof, slab, exterior walls, structural components of building, portions of the mechanical systems, and parking area. Tenant reimburses Landlord monthly for taxes, directly insures the building and takes care of HVAC systems and all other maintenance items directly.
