Current Tenant & Lease Structure

Term Remaining – Extension term expires October 31, 2025.

Rate – Current Base Rent is $3,500 per month through the end of current term.

Lease Structure – Lease is structured on a Modified Net basis. Landlord is responsible for paying taxes; however, Landlord may pass through any increases from the 2014 base year taxes. Tenant insures the property directly and the Landlord is listed as Additional Insured. Landlord maintains the foundation, exterior walls, roof and other structural components. Tenant is responsible for all other maintenance items directly. However, Tenant is only responsible for plumbing, electrical, and HVAC repairs up to $800 per repair item. Any additional costs over $800 is Landlord responsibility.
